Casa Conde Beach Front Hotel occupies a quiet stretch of Playa Panama in Costa Rica's Gulf of Papagayo, sitting on a Blue Flag certified beach that earns some of the highest cleanliness and environmental ratings in the country. The property is small and deliberately so - it's an all-inclusive that succeeds by doing a focused set of things well rather than trying to compete on sheer amenity count with the Four Seasons and Andaz properties that flank it. The beach is excellent, the food quality genuinely impresses most guests, and the calm, protected bay makes it one of the better swimming beaches in Guanacaste.

What the resort does well, it does consistently: immaculate grounds, friendly and attentive staff, and a genuinely relaxing atmosphere that active travelers supplement with windsurfing, fishing, and hiking trails starting from the property. The pet-friendly policy is an uncommon feature in the all-inclusive world and draws a loyal repeat segment. The newly renovated rooms are bright and comfortable; the older inventory is noticeably less so, making room selection at booking time worth the extra attention.

Casa Conde is the right resort for travelers who genuinely want to decompress in a clean, quiet beach setting in Costa Rica without paying the Four Seasons rates that define the upper end of the Papagayo market. It's not suited for guests who need nightlife, extensive dining variety, or continuous organized entertainment. Think of it as a beach house that happens to have all-inclusive food and drinks, rather than a traditional resort property - and if that framing appeals to you, the reviews suggest you'll leave very satisfied.

Pros

  • +Blue Flag certified Playa Panama beach directly in front of the hotel - one of the cleanest and calmest beaches in all of Costa Rica, consistently praised for its flat, swimmable water
  • +Buffet dining quality punches well above the resort's modest price point, with a mix of Costa Rican, American, and European dishes and multiple guests calling the food 'amazing and plentiful'
  • +Small intimate scale means you never fight for a pool chair, dinner reservation, or beach umbrella - a meaningful contrast to the sprawling Papagayo mega-resorts nearby
  • +Windsurfing and watersports equipment rentals directly off the beach give active guests genuine options without booking outside the resort
  • +Hiking access from the property into the surrounding Guanacaste hills, with trails that offer wildlife sightings typical of Costa Rica's incredible biodiversity
  • +Pet-friendly policy is rare among all-inclusive properties in Central America and a significant draw for travelers who don't want to board their animals
  • +Only 20 minutes from Liberia International Airport, making it one of the most conveniently located beachfront resorts in Guanacaste for guests with short vacation windows
  • +Fishing charters can be arranged through the property, with the Gulf of Papagayo known for excellent offshore sportfishing including marlin and dorado

Cons

  • Very limited entertainment and evening activities - guests consistently note there is little to do after dinner, making it poorly suited for those who want nightlife or organized evening programming
  • Older room inventory has paper-thin walls and limited natural light; the gap in quality between older and newer rooms is significant enough that specifying a newer room at booking is strongly advised
  • Single open-air restaurant with buffet-only format can feel repetitive by day four or five of a longer stay, with limited à la carte variety
  • Surrounding area has no bars, restaurants, or shops within walking distance - the isolation that some guests love means others feel stranded if they want to explore independently
  • Spa services are outdoor-only with limited treatment options compared to resort spas at nearby Four Seasons Papagayo or Andaz Peninsula Papagayo
  • No swim-up bar or pool bar service - pool amenities are functional but basic compared to what guests may be used to at larger all-inclusive competitors
  • During the rainy season (May through November) afternoon rains are daily and reliable, and with limited indoor entertainment, guests report having fewer options to fill weather-interrupted afternoons
  • The Papagayo area's high-end resort neighbors like the Four Seasons are substantially better-resourced; guests who do day trips to other properties may find the gap in amenities jarring when returning

Kristian, the manager, is excellent. The whole staff is awesome. The location is great. The place isn't full of tourist, I would call this a great boutique hotel. Awesome amenities, the beach chairs, kayaks, and able to take drinks to the beach.
