Mondrian Cancun
Mondrian Cancun is the first all-inclusive in the Mondrian portfolio, opened August 25, 2026 by Ennismore (Accor's lifestyle arm) in the tower that debuted in April 2024 as Hyatt Vivid Grand Island. The setting is the draw: Grand Island sits between the Caribbean Sea and Nichupte Lagoon in the middle of the Hotel Zone, 15 minutes from the airport, and the 400 rooms and suites all face one or the other, starting at 559 sq ft and climbing through Loft Suites (764 sq ft), Corner Suites (1,065) and XL Corner Suites (1,625). Alongside the hotel are 328 one- to three-bedroom branded residences. Mondrian's pitch is an urban lifestyle hotel scaled up to a Caribbean resort: DJ-led programming on the Allegra rooftop, cultural and creative events, and a design-forward look that the standard Cancun all-inclusive does not attempt.

- −The showpiece rooftop (The Observatory pool, Niko and Allegra) is reserved for Mondrian+ guests; a standard rate buys the two lagoon-facing pools and the ground-floor venues
- −Two of the advertised venues, the Italian restaurant and the Cuban bar and terrace, are listed as opening in December 2026, so fall 2026 stays get a lineup that is still filling in
- −Premium spirits, cabanas, golf, excursions and private romantic dinners are all extra; the base beverage package is the standard one and the upgraded list is a Mondrian+ perk

Three of those (Niko, Allegra, The Exchange+) are Mondrian+ only, as is The Observatory, the adults-only rooftop pool billed as the longest in Cancun; everyone else uses the two lagoon-facing pools. The all-inclusive covers meals, standard drinks, in-room dining, the beach club shuttle, a 24-hour fitness studio with daily classes and the entertainment program; premium spirits, cabanas, golf, excursions and private dinners are extra. Service and food consistency are the open questions: the resort is too new for a reliable read from guests, so judge it on what is published and expect opening-season adjustments.
It suits couples and friend groups who want a design-led, nightlife-aware all-inclusive and are willing to pay for Mondrian+ to unlock the rooftop; families are allowed (children of all ages, no cribs or extra beds, no hotel kids club as of October 2026) but are not who the place is built for. On price it undercuts the Hotel Zone's established lifestyle resorts: September 2026 rates started at $322 a night for two before taxes, well below typical rates at Breathless Cancun Soul or Secrets The Vine, and the First Edition offer (30 percent off three nights or more) and the Dis-loyalty deal (50 percent off a first stay booked August 19 to December 20, 2026) make the opening season the cheap time to try it. Playa Delfines and the El Rey ruins are a few kilometers down the boulevard, La Isla and the Coco Bongo strip a short cab ride up it, and Isla Mujeres ferries leave from the Hotel Zone piers.
